News: Jan 2024: We enter 2024 with a fresh feeling going around that lower mortgage rates will bring out sellers this spring.

Dec 2023: The Fed says it might reduce the Fed Rate 3 times in 2024 -- TBD but mortgage rates drop more on the news.  

Nov 2023: Mortgage interest rates crept down toward 7% as the Fed signals mayyyyyybe no more rate hikes.

June 2023: The median closed sale price of homes in Seattle-only (excluding condo) bottomed at $803k to start 2023. Then $825k for Feb, $870k for March, $886k for April, & $905k for May. Supply lowered to 1.22 months (back to sellers market).

April 2023: The spring market has lower inventory than expected. Owners at 2.75% rate reluctant to trade to 6.5%.

Sept 2022: Yep, the market HAS softened. Not all that "multiple offers with everything waived." Better for buyers.

May 2022: Mortgage interest rates above 5%, but tech job growth still rolling here.
